Days on Market (DOM) is a statistic that can be used to determine the state of the market and the effectiveness of individual listing agents. It can also be used on a per-listing basis to help gauge how motivated a seller might be, thereby affecting the offers received on a property. This topic explains the concepts behind days on market.
DOM is calculated automatically in Flexmls based on the dates when a listing goes on and off the market. The specific rules for calculating DOM may vary by MLS. If you are unsure how Days on Market is currently being calculated for your listings, please contact your MLS.

Definitions
An MLS can track standard Days on Market (DOM), Agent Days on Market (ADOM), or Cumulative Days on Market (CDOM).

ADOM (Agent Days on Market) | The amount of time a property has spent on the market with a particular listing agent. Days on market from a previous listing for the same property with the same agent may be carried forward to a new listing, depending on MLS rules. If ADOM is used, it replaces standard DOM. |
CDOM (Cumulative Days on Market) | The amount of time a property has spent on the market with any listing agent. Days on market from a previous listing for the same property may be carried forward to a new listing, depending on MLS rules. |
Calculating DOM for a Listing
To calculate DOM, begin by determining the start date and end date for the listing. Then, depending on MLS rules, subtract the number of days that a listing has spent in off-market statuses during its life cycle (for example, if the listing was put on Hold).
If your MLS uses ADOM or CDOM, add days on market from a previous listing to the total, if a previous listing meets the criteria set by the MLS.
In most cases, the start date is the date that the listing was entered in the MLS. In an MLS where CDOM is used, the Begin Date (when the listing first became active) may be used instead of the Entry Date (when the listing was entered in the MLS). | |
The end date varies based on the current status of the listing. For an Active listing, DOM is still accruing, so the current date is used as the end date. For an off-market listing, the end date is the date when the listing was sold, cancelled, or otherwise went off the market. For Sold listings, the MLS can use either the Under Contract Date or the Sold Date as the end date. | |
The MLS can choose to subtract days spent in Withdrawn, Coming Soon, On Hold, Pending, and Expired statuses from Days on Market. It's important to note that days off market are subtracted only if the listing goes back on the market. | |

The MLS can specify how Days on Market (DOM/ADOM/CDOM) are calculated and tracked in Flexmls. Most settings related to days on market can be changed only by FBS staff to ensure that updates are made to existing listings if a setting is changed. The following MLS settings are related to this feature. To view or change your MLS settings, go to the MLS Settings page under General on the Admin menu.

Add 1 day to DOM calculation - When set to On, the listing's Begin Date is considered the first day on market and 1 day is added to the Days On Market calculation. When set to Off, the listing's Begin Date is considered day 0 in the Days on Market calculation.

Subtract days_off_market (withdrawn, coming soon, hold, pending, expired) from DOM calculation (Superuser Only) - When this FBS-only setting is On, the number of days that a listing spends in withdrawn, coming soon, on hold, pending, or expired statuses is subtracted from the Days on Market if the listing returns to Active status. When this setting is Off, the number of days that a listing spends in withdrawn, coming soon, on hold, pending, or expired statuses is not subtracted from DOM. This setting can be changed only by FBS staff members to ensure that updates are made to existing listings if this setting is changed.

Only count time spent in Coming Soon (H) status in days_off_market (Superuser Only) - When this FBS-only setting is On, only the number of days that a listing spends in Coming Soon status are subtracted from the Days on Market when the listing becomes Active. This setting can be changed only by FBS staff members to ensure that updates are made to existing listings if this setting is changed.
Note
Turn this setting On only if the setting Subtract days_off_market (withdrawn, coming soon, hold, pending, expired) from DOM calculation (Superuser Only) days is set to Off. This setting means that time spent in Coming Soon status is the only type of off-market time to be subtracted from DOM.

When a Coming Soon (H) status listing goes Active, accrue days_off_market beginning at (Superuser Only) - This FBS-only setting controls when days off market begin to accrue for Coming Soon listings. Days off market can start to accrue at a listing's begin date or entry date.

Off Market Date Field (Superuser Only) - Use this setting if the MLS wants to use an alternate, MLS-specific field as the off-market date instead of the Sold Date or Under Contract Date. The setting Use Off Market Date when calculating DOM for off market listings also must be set to On.

Use Off Market Date when calculating DOM for off market listings (Superuser Only) - This FBS-only setting becomes available when Off Market Date Field is set to something other than None. When set to On, the system uses the user-defined Off Market Date as the end date when calculating DOM on any status other than Active. When set to Off, the system uses either the Sold Date or Under Contract Date as the end date when calculating DOM.

Calculate DOM for sold listings via sold date (On) or under contract date (Off) (Superuser Only) - Use this setting to specify the end date for the days on market calculation. When set to On, DOM measures the time between the Begin Date and the Sold Date. When this setting is Off, DOM measures the time between the Begin Date and the Under Contract Date.
Note
This is the typical setting to use for the DOM end date. If this setting is used, set Off Market Date Field to None.

Enable Agent DOM (ADOM) (Superuser Only) - This setting controls Agent Days on Market (ADOM) calculations. If set to On, ADOM is tracked for listings. ADOM is the amount of time a property has spent on the market with a certain listing agent. Days on market from a previous listing for the same property with the same agent may be carried forward to a new listing, depending on MLS rules. This preference is FBS-only to ensure that the necessary calculations are made on historical listings for MLSs where ADOM was not previously used.

Number of days after which Agent DOM will not be carried forward from previous listings (Superuser Only) - This FBS-only setting becomes available when the setting Enable Agent DOM (ADOM) is set to On. Use it to specify the time limit for carrying ADOM forward from the previous listing. If a matching listing from the same agent goes on the market within the specified period, ADOM from the previous listing will be added to ADOM for the new listing. After the specified period has passed, ADOM will start over for a matching listing.

Recalculate a listing's ADOM/CDOM when its ADOM/CDOM fields are changed - When set to On, ADOM and CDOM are recalculated when the user changes information in one of the ADOM/CDOM fields for a listing.
